0. Purpose

This tab collects the core names, acronyms, and terms you'll see throughout the binder, so that a new attorney or team member can:

  • Quickly decode shorthand (G21, F1, PRV, WT-tabs, etc.), and
  • Understand which volume to open when they see a given term.

This is a reference only page:

  • It does not introduce new facts, doctrine, math, or strategy
  • It uses neutral phrasing and points you back to the volumes where the underlying record and arguments live

When in doubt: Definitions live here, evidence lives in White 07, law in Yellow/Brown/Green-C001, math in Blue/Red/Brown/Pink/Green, and strategy in Purple/Orange.


1. Core Locations & Units

G21 (Unit G21, 97 Green Street)

  • Meaning: Residential/loft unit G21 at 97 Green Street, Greenpoint, Brooklyn.
  • Role in binder: Long-term home and working base for Christian Gray; location of the October 13, 2019 flood and subsequent remediation and re-flood events.
  • Primary references:

66 Freeman Street / Freeman Street Studios

  • Meaning: Commercial building at 66 Freeman Street, Brooklyn — site of the Freeman Street Studios build.
  • Role in binder: Intended flagship studio/media hub for Karuna Inc.; the opportunity engine in the Freeman damages model.
  • Primary references:

F1 (Unit F1, 100 Freeman Street)

  • Meaning: Residential unit F1 at 100 Freeman Street, used in the binder as the "F1 alternative housing" reference.
  • Role in binder: Unit proposed to Christian Gray as "alternative housing" after the G21 flood; also associated with prior tenants reporting water/mold/health complaints.
  • Primary references:

  • Meaning: Tax block Brooklyn Block 2512, including:
    • Lot 1 — 230 Franklin Street / 91–115 Green Street (large mixed-use building), and
    • Lot 72 — 117 Green Street (1-story warehouse).
  • Role in binder: Primary enforcement asset block used in lien and recovery analysis.
  • Primary references:

Christian Gray

  • Meaning: Plaintiff; tenant/occupant of G21; founder of the Freeman Street studio/media project.
  • Primary references:

American Package Co., Inc. (APC)

  • Meaning: Entity that owns the key buildings associated with the case (97 Green, 66 Freeman, 230 Franklin/Block 2512).
  • Role in binder: Core property owner/landlord-side entity.
  • Primary references:

Great American E&S / Insurer

  • Meaning: Insurance carrier involved in the G21 flood claim and declination.
  • Role in binder: Carrier that issued declination; part of the context for remediation and alternative-housing negotiations.
  • Primary references:

    • Blue Vol 05: Impact of non-coverage on damages and mitigation

Olmsted / Industrial Hygienist

  • Meaning: Edward Olmsted, CIH, CSP, industrial hygienist who inspected G21 (and related spaces) and issued reports.
  • Role in binder: Independent expert whose findings critique prior remediation and PRV reporting.
  • Primary references:
    • White Vol 07: Olmsted inspection report(s) and response to ALC PRV
    • Red-OATH Vol 10: Use of Olmsted's findings in harassment/conditions context
    • Purple Vol 08: Any strategic deployment of competing expert reports

ALC Environmental (ALC)

  • Meaning: Environmental consulting firm that issued Pre-Remediation and Post-Remediation Verification (PRV) reports related to G21.
  • Role in binder: Consultant whose reports are contrasted with Olmsted's later findings.
  • Primary references:
    • White Vol 07: ALC PRV and related correspondence
    • Red-OATH Vol 10: Use of ALC's PRV in OATH/HPD enforcement history
    • Purple Vol 08 / Grey Vol 11: Any pattern analysis around certifications and actual conditions

3. Procedural Terms & Abbreviations

PRV (Post-Remediation Verification)

  • Meaning: A type of inspection/report intended to confirm that environmental remediation work has been properly completed and that a space is safe to re-occupy.
  • Role in binder: ALC's PRV is one key document, later critiqued by Olmsted; the tension between them is central to the "remediated vs not-remediated" dispute.
  • Primary references:

    • Red-OATH Vol 10: How PRV was treated in the administrative record
    • Purple Vol 08: Strategic treatment of conflicting findings

HPD / OATH

  • HPD (NYC Department of Housing Preservation & Development):
    • City agency responsible for housing code enforcement and related programs.
  • OATH (NYC Office of Administrative Trials and Hearings):
    • Tribunal that hears certain housing/harassment enforcement matters.
  • Role in binder:
    • HPD and OATH are the administrative enforcement lane for harassment and conditions (Red-OATH Vol 10).
  • Primary references:
    • Red-OATH Vol 10: Case caption, docket, inspection and hearing record
    • White Vol 07: Underlying notices, violations, and transcripts

Stip / Stipulation of Settlement

  • Meaning: A court-filed stipulation resolving issues in Housing Court case(s), setting out required remediation/repairs at G21.
  • Role in binder: Defines agreed-upon scope for remediation and becomes the benchmark against which performance (or non-performance) is measured.
  • Primary references:
    • White Vol 07: Filed stipulation(s) and compliance record
    • Red-OATH Vol 10: How stip compliance plays into harassment/conditions posture
    • Purple Vol 08: Strategic framing of compliance/non-compliance

4. Binder & Evidence System Terms

WT-Tabs (White Tabs)

  • Meaning: "White Tabs" — the numbered tabs in White Vol 07 that hold specific evidence bundles (emails, photos, reports, transcripts, etc.).
  • Example: WT-107 (Olmsted report), WT-108 (ALC PRV), WT-111 (July 2023 re-flood).
  • Primary references:
    • White Vol 07: Tab 000 (Executive Overview) and Tab 001 (Master Timeline), plus all WT-series tabs.
  • Usage note:
    • Substantive volumes (Blue, Red, Purple, Green, etc.) should cite WT-tabs, not re-attach the same documents.

A-Series, B-Series, C-Series, D-Series (Within Volumes)

  • Meaning: Internal tab-coding convention used across volumes:
    • A-Series: Executive overviews / high-level memos
    • B-Series: Core frameworks / analyses
    • C-Series: Doctrine or rules, where applicable
    • D-Series: Calculations, bands, or structured outputs
  • Example:
    • Green A000: Asset landscape overview
    • Green B001: Block 2512 equity analysis
    • Green D001: Recovery band calculation
  • Primary references:
    • Each volume's Section Index / Control tab (e.g., Purple, Green, Blue).

H-Series (Purple H000–H002)

  • Meaning: Enforcement & collection strategy lane within Purple Vol 08:
    • H000: Enforcement Strategy Control
    • H001: Block 2512 Collection Sequence
    • H002: Receivables & UCC Attachment Strategy
  • Role in binder:
    • Translates Green facts and capacities into post-judgment enforcement sequences.
  • Primary references:
    • Purple Vol 08: H-Series tabs (v1.1)
    • Green Vol 09: B001/B002/D001 (all canonical numbers and bands)
    • White Vol 07: ACRIS and evidence support

Color Canon (Short Form)

5. Abbreviations & Notation

"Tier 1 / Tier 2 / Tier 3" (Green D001 / Purple H-Series)

  • Meaning (high-level):
    • Tier 1: Primary enforcement asset (Block 2512 equity)
    • Tier 2: Receivables and secondary assets
    • Tier 3: UCC collateral and tertiary bands
  • Role in binder: Structure for recovery bands and enforcement planning.
  • Primary references:
    • Green Vol 09: D001 (Recovery Band Calculation)
    • Purple Vol 08: H-Series tabs (enforcement strategy)

"Capacity Bands" / "Recovery Bands"

  • Meaning: Ranges (low, moderate, high) of estimated net recoverable value under different scenarios and haircuts.
  • Role in binder: Quantifies enforcement ceiling for lien/collection activities.
  • Primary references:
    • Green Vol 09: D001 (all canonical numbers)
    • Purple Vol 08: H-Series (uses, but does not change, Green numbers)

"Method-2"

  • Meaning: The structured punitive/exemplary multiplier doctrine used in this binder to model ratios between compensatory damages and punitive/exemplary exposure.
  • Primary references:
    • Yellow Vol 02: Method-2 doctrine (legal foundation)
    • Pink Vol 03: Application tools and calculators
    • Blue/Red/Brown: Underlying compensatory inputs

6. Guardrails for This Glossary

To keep White D002 stable and trustworthy:

  1. No new assertions
    • Definitions must summarize terms already in use; they may not create new factual allegations or legal theories.
  2. Allegations vs. record
    • Where a term touches on contested ideas (e.g., "pattern," "non-viable," "fraud"), the full argument lives in the substantive volumes; this tab should remain neutral and point back.
  3. Pointers, not proofs
    • This tab should always say "See Vol X / WT-Y" for the underlying evidence or doctrine.
  4. Color canon alignment
    • Colors and volume names here must match White B001/B002 and the latest section-control documents.
