Blue Tab 100 — G21 Pre-Flood Condition Baseline

GUARDRAIL: BLUE — G21 BASE DAMAGES

G21 property and direct damages only. No Freeman Street losses, no punitive calculations, no legal strategy.

POSTURE NOTE — Pre-Flood Visual Documentation

This tab provides photographic evidence of Unit G21's condition immediately before the October 2019 flood. The documentation comes from two independent sources: (1) professional location scout photographs taken by a third-party production company evaluating the space for TV/film use, and (2) owner photographs documenting the recording studio infrastructure during a reconfiguration period.

The location scout photos are particularly significant because they represent independent third-party validation that the space met professional production standards. The owner photos document specialized recording studio equipment and acoustic treatment that would not typically appear in location scout coverage.

This tab does NOT include post-flood damage documentation (see White Volume 07) or damage valuations (see Tab 101 series).

Wide Angle East

Caption: Panoramic view from bedroom area looking east, capturing the complete open floor plan: L-shaped sectional, platform bed, butcher-block kitchen island, prep kitchen alcove, and stainless steel appliances. This single image documents the professional-quality loft layout that location scouts evaluated as suitable for TV/film production.

3.2 Wide Angle — West View

Source: Third-party location scout
Date: Pre-October 2019

Wide Angle West

Caption: Panoramic view from kitchen area looking west, showing butcher-block island with professional gas range, exposed brick wall with industrial windows, living area with sectional, and bedroom area with mirrored closet and oriental rug. The 14-foot ceilings and open layout are clearly visible.

Section 4: Kitchen Documentation

4.1 Kitchen — Primary View

Source: Third-party location scout
Date: Pre-October 2019

Kitchen Primary

Date: Pre-October 2019

Kitchen Island

Caption: Kitchen island from northeast showing L-shaped sectional in living area, bookshelves, and the full length of the butcher-block counter with professional range. This angle demonstrates the open-concept integration of kitchen and living spaces.

4.3 Prep Kitchen / Sink Area

Date: Pre-October 2019

Prep Kitchen

Caption: Dedicated prep kitchen alcove featuring commercial-style pull-down faucet, stainless steel sink, track lighting, and skylight providing natural illumination. White IKEA cabinetry and butcher-block counter continue the kitchen design language.

4.4 Bamboo Flooring Detail

Date: Pre-October 2019

Kitchen Floor

Caption: Detail view of bamboo flooring in kitchen area showing pre-flood condition. The pristine finish and professional installation are evident. IKEA cabinet bases and stainless steel refrigerator visible. This documents the flooring condition before water damage.

Section 5: Living Area

5.1 Living Room

Source: Third-party location scout
Date: Pre-October 2019

Living Room

Caption: Living area featuring large L-shaped sectional sofa, platform bed with navy bedding, flat-screen TV on media console, built-in bookshelves, and red area rug. The exposed brick wall and industrial windows are visible in background. This space served dual function as living area and overflow sleeping for studio clients.

Section 6: Bedroom Area

6.1 Bedroom with ES-125 Guitar

Source: Owner photograph
Date: Pre-October 2019

Bedroom

Caption: Bedroom area showing platform bed (IKEA MALM frame with attached nightstands) on oriental rug, with Gibson/Epiphone ES-125 archtop guitar on bed. TERTIAL lamp and houndstooth pillows visible. The guitar documents valuable musical instruments integrated throughout the living space, reflecting the owner's profession as a recording engineer.

Section 7: Recording Studio Infrastructure

Context: These photographs document the studio during a reconfiguration period. The professional-grade three-room configuration underwent several modifications over its operational history for equipment upgrades and buildout changes. The consolidated equipment and removed acoustic panels visible here reflect one such transition period. The studio infrastructure—including equipment designated for Freeman Street migration—remained in place through October 2019 when flood damage occurred.

For Freeman Street opportunity loss analysis, see Red Volume 06.

7.1 Studio Entry — Double Door System

Source: Owner photograph
Date: Pre-October 2019

Studio Entry

Caption: Professional double-door studio entry system viewed from living space hallway. Custom plywood doors with recessed lighting demonstrate the professional-grade construction integrated into the residential loft. The grey epoxy floor and clean finish indicate substantial investment in studio infrastructure.

7.2 Studio 1 Sound Lock Detail (Tracking Room)

Source: Owner photograph
Date: Pre-October 2019

Sound Lock Detail

Caption: Detail of Studio 1 (tracking room) sound lock vestibule showing three-leaf acoustic isolation construction. The bamboo paneling covers a third wall layer incorporating insulation and air-gapping between interior and exterior wall structures. The 2-inch solid core doors feature maple veneer and black rubber acoustic seals. The north wall adjacent to Unit G22 incorporates a fourth isolation layer. This "room-within-a-room-within-a-room" system provides maximum acoustic isolation for live instrument recording.

7.3 Studio 3 — Isolation Booth

Source: Owner photograph
Date: Pre-October 2019

Studio Equipment

Caption: Studio 3 isolation booth containing Marshall amplifier heads and JBL speaker cabinet. This dedicated space was designed for isolating guitar amplifiers and drum sets during tracking sessions, allowing independent control of loud sound sources while musicians performed in Studio 1. The green-painted walls and professional equipment document one component of the three-room studio configuration.

7.4 Acoustic Treatment Panels

Source: Owner photograph
Date: Pre-October 2019

Acoustic Panels

Caption: Professional fabric-wrapped acoustic treatment panels in storage during studio reconfiguration. Panels are labeled "FIBER" and "FAB" indicating material composition. Multiple panels of varying sizes demonstrate comprehensive acoustic treatment investment. These panels were mounted throughout the control room and live room.

7.5 Studio 2 — Control Room Sound Lock

Source: Owner photograph
Date: Pre-October 2019

Studio 2 Control Room

Caption: Interior view of Studio 2 (control room) sound lock vestibule showing two-leaf acoustic isolation construction. Both inner and outer doors visible with black rubber acoustic seals, raised hardwood threshold, and carpet flooring. Studio 2 served as the primary mixing and monitoring environment, complementing Studio 1's tracking room and Studio 3's isolation booth in a professional-grade three-room configuration.
