A) Purpose & Scope (facts-only)¶
This tab preserves and identifies a single item of correspondence: an October 30, 2019 email from Christian Gray to Robert Petrucci (counsel associated with the 226 Tenants Association during the relevant period), reporting the G21 flood and requesting that Mr. Petrucci confer with attorney Eric Sherman. The retained artifact is a November 15, 2022 self-forward of that message from Mr. Gray's Yahoo account to his Proton account; the forward carries the original sender, recipient, date, and subject in full. Both a PDF print and the native .eml are held for date, header, and content authentication.
[Fact] The email records, among other things, that as of October 30, 2019 the only G21 lease in Mr. Gray's files was the 2007-2008 lease, and that the more recent lease copy had been submitted to Mr. Petrucci's office. It is the documentary basis for the lease-custody statement in the related counsel correspondence and document package (folder 1, Leases & Correspondence).
[Fact] This tab also documents the basis on which the email's displayed sender name ("James Callahan") differs from the named author (Christian Gray). See Section C.

B.1) Substance (facts-only, email-attributed)¶
[Fact] The email records, in substance, that:
- Attorney Eric Sherman was assisting Mr. Gray on matters related to the G21 flooding and had left a message for Mr. Petrucci; Mr. Gray asked Mr. Petrucci to speak with Mr. Sherman regarding the legal standing of the lease and loft law.
- The only lease in Mr. Gray's files at that time was dated 2007-2008, and the more recent copy was, as stated, in the folder submitted to "Heather" when documents were gathered for Mr. Petrucci.
- The unit was described as uninhabitable approximately two weeks after the flood, with a persistent mold odor; mattresses, bedding, and other furniture had been discarded; Mr. Gray reported wearing a vapor respirator during cleanup.
- Mr. Gray reported withholding rent pending safe habitability and described an absence of landlord assistance.

"The only lease that I have in my files currently is dated from 2007-2008. I will continue looking around some more but I think that the most recent copy is in the folder that I submitted to Heather when we were gathering all of the docs to give to you."

C) Account provenance (facts-only)¶
[Fact] The christiangray3@yahoo.com account is Mr. Gray's. The display name "James Callahan" that appears in the sender field is the name of an associate who opened the account on Mr. Gray's behalf at a time when Yahoo business accounts required payment; the associate paid for the account with his own credit card, and the account display name was set to his name as a result.
[Fact] The display name is an account-level setting applied to all outgoing mail from the account; it is not entered message-by-message.
[Fact] Mr. Gray has attempted on several occasions to have Yahoo change the display name and has not received a response, which he attributes to the account no longer being a paid account.
Identifying facts:
- The message is signed "Christian Gray, 226 Tenants Association, G21."
- Its subject matter is Mr. Gray's own unit (G21), his 2007-2008 lease, and the October 2019 flood and its immediate aftermath.
- The sending address, christiangray3@yahoo.com, is the same address used for Mr. Gray's correspondence elsewhere in the record.
- The message was forwarded from that Yahoo account to Mr. Gray's own Proton account on November 15, 2022, retaining the original headers.
[Fact] These facts are recorded to identify the exhibit and to document the basis on which the displayed sender name differs from the named author.
